Ground-up builds, run end-to-end

A new build is a long timeline with a lot of decisions. Doing it well in Miami means HVHZ-compliant detailing, FEMA elevation, impact-rated openings with valid NOAs, and a permitting process that doesn't tolerate sloppy submittals. Koam Development manages the whole sequence — architect, engineering, MEP, permit, construction — under one contractor.

We build for two kinds of clients: investors who want a buildable spec home in a strong submarket, and owners who want a custom single-family without acting as their own GC.

Start from a lot, or from plans

If you've just closed on a vacant lot we'll bring in the design team, run the survey, lock the envelope, and submit for permit. If you already have a set of plans we'll review them, flag what won't permit cleanly in this jurisdiction, and pick up from there.

Designed for resale or for living

Spec builds get finish and layout decisions tuned to what sells in that block — not what's fashionable on Instagram. Owner-occupied builds get the opposite: finish choices led by you, with guidance on which decisions matter for resale years down the road.

Do you build ground-up single-family homes?

Yes. Ground-up single-family is a core part of what we do — investor spec homes and custom builds for owners across Miami-Dade and Broward.

Are you familiar with HVHZ code?

Yes. All of Miami-Dade and most of Broward fall under the High Velocity Hurricane Zone (HVHZ). Impact products, NOAs, tie-downs, and elevation requirements are part of how we design every scope.

Can you start from a vacant lot?

Yes. We can coordinate survey, architect, structural engineering, MEP, civil, and permit submittal — or pick up from plans you already own.

What's a realistic timeline for a new build?

From signed plans to certificate of occupancy, a single-family build in Miami-Dade is typically 10–14 months including permitting. Lot conditions, scope, and AHJ load can shift that.

Do you build for spec or for end-user?

Both. We've built spec homes for investors and primary residences for owners. The construction is the same; the finish strategy is different and we'll guide you on it.
