Koam Development is a Florida Certified General Contractor (CGC 1540767) that runs projects from underwriting and plans through final inspection, with a single point of contact accountable for the whole job.
We work with two kinds of clients: investors flipping or building for sale, and owners who want one experienced contractor handling everything instead of juggling subs themselves.
What we do
Our scope covers the full lifecycle — pre-acquisition walks and scope estimates, architectural drawings and permit handling, full construction management, and lender draws and reporting on investor projects. We can pick up at any stage: a deal you're underwriting, a property you already own, or plans that are ready to pull.
Two ways to work with us
Traditional GC. Fixed-price contract, line-item bid, and on-site project management through completion. Best when you already own the property or have it under contract and want a normal contractor relationship.
Partner on the flip. You bring the capital, we co-underwrite the deal, run the renovation, and get paid out of the profit at exit. Best when you'd rather have your contractor aligned to outcome instead of invoicing against allowances.

Yes. Koam Development holds Florida Certified General Contractor license CGC 1540767 and carries general liability insurance on every project.
→ What areas of Miami do you serve?
We work throughout Miami-Dade County — including Miami, Coral Gables, Coconut Grove, Brickell, Wynwood, Little Haiti, Hialeah, Doral, Kendall, Pinecrest, and Homestead — plus most of Broward.
→ Do you handle plans and permits?
Yes. We coordinate architectural drawings, engineering, and full permit handling with Miami-Dade and the local AHJ. You don't have to chase the city.
→ What types of projects do you take?
Fix & flip renovations, full gut remodels, additions and ADUs, and ground-up new single-family construction. We do not do small handyman jobs.
→ How do I get a bid?
