Most investor / contractor relationships are adversarial by design — every change order is a negotiation, every allowance is a guess, and the contractor gets paid whether the deal hits its exit or not. Partnering changes the math. When our compensation comes out of net profit at sale, we're aligned on the same number you are: ARV minus everything else.
Koam Development is a Florida licensed general contractor (CGC 1540767). We partner on fix & flip and small new construction deals in Miami-Dade and Broward when the numbers and the scope make sense for both sides.
How a partnership comes together
You send us a deal you're underwriting — under contract or close to it. We walk it, build a real scope, agree on the ARV and the exit, and document the partnership terms before you close. From there we run the project: plans, permits, construction, draws, and resale-ready handoff.
You hold title and the capital. We hold the build risk and the contractor responsibility. Both sides paid at exit.

→ How does the profit split work?
It's structured deal by deal based on the capital you're putting in, the scope and risk profile, and how much we're doing pre-construction. Our compensation comes out of net profit at sale — no markup on construction.
→ Who owns the property?
You (or your LLC) hold title and put up the capital. The partnership lives at the deal level, documented in writing before we start.
→ Do you only partner — or can you also be a normal contractor?
Both. On the deals where partnership doesn't fit, we work as a traditional fixed-price GC. We'll tell you honestly which model makes more sense for what you're looking at.
→ What kind of deals do you partner on?
Fix & flip and small-scale new construction in Miami-Dade and Broward. We need to see workable numbers — a price that lets us co-underwrite to a real exit, not a hope.
